START WITH YOUR OBJECTIVE

An investment, a second home
or a future move?

Buying for investment

Compare the location, likely tenant profile and ongoing ownership costs. Ask for the assumptions behind any rental illustration, including service charges, management fees and periods without a tenant.

A home for your family

Consider your preferred neighbourhood, transport, schools and everyday amenities. A property that suits a short Dubai visit may have different requirements from a permanent home.

Planning ahead

Tell us your intended purchase date and whether you prefer a completed home or a project under construction. We can help narrow the property search around your priorities.

PLAN THE FULL PURCHASE

Your budget is more
than the listed price.

Dubai properties are generally priced in UAE dirhams (AED). If your funds are in South African rand, ask your bank or authorised foreign-exchange provider to explain conversion costs, transfer requirements and the effect of exchange-rate changes on your budget.

For each shortlisted property, request an itemised explanation of the purchase price, applicable registration and transaction charges, brokerage costs, service charges and any financing or management costs. For off-plan property, review the payment schedule and what is due at handover.

Before transferring money, verify the developer or seller, the property documentation, the payment destination and the terms you are accepting. Discuss South African tax and cross-border funding questions with your own qualified adviser.

QUESTIONS FROM SOUTH AFRICAN BUYERS

Clarity before
you commit.

Can a South African buy property in Dubai?

Foreign buyers, including people who do not live in the UAE, can acquire property in designated freehold areas of Dubai. The ownership rights and requirements should be checked for the specific property. See the UAE Government’s property ownership guidance.

Can I start my property search from South Africa?

Yes. Send us your priorities and request a shortlist before arranging your next conversation. Ask our team what viewing options and documentation steps are available for the properties you choose.

What information should I send AYAMZ?

Your approximate budget in AED, whether the property is for investment or personal use, the locations or property types you prefer, and your expected purchase timeline. Include a phone number with your country code so we can contact you.

Are rental returns or residency guaranteed?

No. Rental performance depends on the property, costs, occupancy and market conditions. Any residency application has its own eligibility requirements and approval process. Request current, property-specific information before relying on either.
